We know the specific damp challenges of Sant Joan like no other.
Sant Joan de Labritja in northern Ibiza is known for its authentic character and many well-preserved fincas. This region — with villages like Sant Vicent, Sant Llorenç and Portinatx — has the highest concentration of traditional Ibizan architecture on the island.
Our experience shows that fincas in Sant Joan often present unique challenges: walls are typically 60–80 cm thick (piedra y barro), homes are often on hillsides or in valleys with variable groundwater, and the remote location means maintenance is often postponed longer than in the south.
The northwest coast (Cala Sant Vicent, Cala Xarraca) also faces strong salt loading due to constant wind direction from the sea.
Local experience means we recognise the specific challenges of Sant Joan before we start — no surprises, only solutions.
